For your peace of mind we are registered with the Ombudsman Scheme, Safe Agent and have received NALS accreditation and subscribe to the NALS Client Money Protection Scheme.
If you want to instruct more than one agent to market your property, we make no extra charges for dual or multiple agencies.
We insist on sharp creative advertising that is designed to give your premises stand-out in what can be a very busy market.
We utilise the local press, the mighty internet and will place a discreet but decisive To Let board at the property where applicable to ensure maximum coverage.

Naturally, all viewings of your premises are accompanied by one of Arkade's always informative experts. They can provide feedback when asked.
Discerning Tenant Selection and References
Once a prospective tenant's offer has been accepted, they complete a referencing form, which we immediately send to an external referencing company. It can take up to four days to send back a report and conclusion as to the tenant's suitability.
Subject to obtaining acceptable references, we then make the necessary arrangements for the letting's commencement.
Tenancy Agreement and Inventory
We always advise Landlords to let the property on an Assured Shorthold Tenancy (AST). The statutory minimum period for this type of agreement is 6 months and there is no maximum term.
In some instances we might propose letting the tenancy as a "Company Let". This is sometimes necessary when a company wishes to rent the property to its employees. (Companies are legally prohibited from renting on an Assured Shorthold Tenancy)
We operate a system that allows Arkade staff to produce a high quality, professional inventory on behalf of our landlords. Charges for a ‘Fully Managed’ landlord is £25 + VAT and a 'Let Only' landlord £50 + VAT. If you wish to see a copy of the type of inventories we'll be delighted to show you.
Rent and deposit
When a tenant move into the property, they are required to pay a security deposit representing one and a half months rent though we may ask for more depending on the reference report. Tenants are also required to pay rent in advance.
Deposits must be registered with a government approved Tenants Deposit Scheme in keeping with current legislation.
Where the deposit is held by the Landlord, we are unable to forward monies to the Landlord until we see documented evidence that the Landlord has registered the deposit with the Tenants Deposit Scheme.
By law we are required to have an EPC (Energy Performance Certificate) for all our properties, we need to have a copy of the EPC to be able to market the property. If you do not have one we have an external company that will produce one for you. This certificate lasts for ten years.
If your property contains gas we require a copy of the gas certificate for our records. We have a fully qualified gas safe registered contractor if you need a certificate for your property. The gas safety needs to be done on an annual basis.
Electrical safety certificates are recommended. Though this is not a legal requirement we would suggest that a pat test should be done in the property. On most occasions they need to be done very five years or sometimes annually depending on the specific appliance.
