USEFUL INFO FOR LANDLORDS
Arkade Property’s
aims are to provide quality service for both landlords and
tenants, however our prime responsibility is to you as the
landlord who has instructed us.
We hope that you will find the following information helpful.

General Information
We have different levels of services offering as much flexibility
as possible, these are outlined in our brochure.
We operate a No Let No Fee Policy.
While we prefer a sole agency, if you would prefer to instruct
more than one agent, we make no extra charges for dual or
multiple agency. However, please advise us if another agent
lets the property to avoid any embarrassing encounters! We
do ask for our own key as sharing a key with other agents
does not work!
All the viewings are accompanied by a representative from
Arkade Property
We would
require you to sign an Agency Agreement authorising us
to act on your behalf. You are free to terminate
the agreement at any stage by giving us a month’s notice.
If we need to end the agreement we will give you at least
2 months notice.
We advertise in the local press, internet, yellow pages and
will place boards if appropriate to ensure maximum coverage
for your property.
Viewings
We would start showing prospective tenants your property once
you have instructed us and given us the keys. If you are still
living in the property we will discuss your requirements beforehand.
Tenant Selection and References
Once a prospective
tenant has made an offer, which is acceptable to you, he/she
will have to complete a referencing form. We send the form to
a referencing company, which takes 3 to 4 days to let us know
the outcome. The references are very comprehensive and include
employment, previous landlord, credit checks, banking and personal
references. In some circumstances we will take the references
directly from employers/ previous landlords etc. Subject
to obtaining acceptable references, we will then make the necessary
arrangements for the letting to commence.
Tenancy Agreement and Inventory
We would advise you to let the property on an Assured Shorthold
Tenancy.
In some cases
we might propose letting the tenancy as a “Company
Let”. This is sometimes necessary if a company wishes to
rent the property for its employees to live in. (A company is
prohibited by law from renting on an Assured Shorthold Tenancy)
For the properties
where Arkade Property provides a full managing service, we
will provide an inventory listing all the items available in
the property. We would be happy to prepare an inventory for
properties, which are on a “Let Only” agreement
at the additional cost set out in the appendix on the last page
hereof.
Rent and Deposit
At the time
the tenants move into the property, they will be required to
pay a minimum of one month’s security deposit.
In most circumstances, they will be required to pay 6 weeks deposit
but we may ask for more if there are issues with the referencing.
No decision will be made without consultation with the landlord.
The tenants will also be required to pay rent in advance. We
ask tenants to pay rent on the first of each month where possible.
A pro rata payment will therefore be requested when the tenants
move in.
For fully
managed property, the rent will be paid directly into the landlord’s account via the internet. This may take
up to seven days to clear to the landlord’s account. Rents
will be paid by Arkade Property immediately upon receipt of cleared
funds from the tenant.
For let only
properties, the rent will be forwarded by cheque as soon as
funds have cleared into Arkade Property’s account.
This again may take up to seven days.
Non payment of rent
If the tenant does not pay rent we will contact the tenant immediately
and our costs for undertaking this will be payable by the tenant.
If we are unable to recover the rent, we will instruct debt collectors.
The debt collectors will charge Arkade Property the sum of 15%
of the debt plus VAT. If all or part of this sum is not recoverable
for any reason, the fee or the balance thereof will be payable
by the landlord.
If rent is
two months in arrears the Landlord is entitled to commence
possession proceedings. The landlord may instruct his or her
own solicitor to do this. The cost of instructing a solicitor
will be in the region of £750 plus court costs. While Arkade
Property do not have right of audience to appear in court without
the landlord being present (a solicitor may appear without the
landlord,) we are competent to serve the tenant with the notice,
issue and progress the proceedings and obtain a possession order
(with the landlord’s presence at the hearing.) Arkade Property
will make a charge of £200 (plus VAT) for this additional
service plus the court issue fee.
